What is your approach to managing my investment?
The Russell Group provides property management services to our loyal investors in an effort to provide
a full service opportunity for those clients who want to know that we are here working diligently for you. It
is our intention to replace quantity with quality of personal service to those clients with long term goals of
building a solid financial position in our market. Commercial and Residential clients are acquiring
properties in Las Vegas at an increasing rate and we pride ourselves on the integrity and dedication we
bring to each and every client as we pursue opportunities for them to increase their return on current
investments and introduce opportunities to build on that foundation. The Russell Group philosophy has
been proving successful for over 20 years and we are here to serve you.
What will you do to lease my property?
As members of the National Association of Realtors, The Russell Group has access to a vast network of
brokers, agents, and tenants internationally via the MLS database. Our properties are also listed on
multiple websites, available to search engines, and signs are usually installed on property (if allowed).
What will you do to find reliable tenants?
All tenants are subject to credit check, background check, and employment verification.
What are your fees?
10% of gross monthly rent or $100 minimum
$500 Set up fee per unit
$500 Leasing fee (includes cooperating broker fees)
$10 Annually for Direct Pay (optional)
INCLUDED = Lease renewals
INCLUDED = Trip fees for inspections, repairs, etc.
INCLUDED = Annual review & recommendations
Reserves in the amount of $200 per unit are held in trust account

How do you reduce maintenance costs?
By staying on top of maintenance issues and taking a proactive role in understanding the status of
your property, it offers the best opportunity to reduce possibility of compounding issues that could
result in higher costs later. However, there are no guarantees. It is for this reason The Russell Group
maintains solid relationships with a reputable list of licensed contractors/vendors for maintenance and
repair issues enabling us to hold those costs to a minimum, thus maximizing an owners return on
How will you keep me informed about my property?
The Russell Group will be in contact at least once a month. Of course, if there is an issue needing
attention our representatives will keep you informed every step of the way.
